Natural gas can be a safe and reliable fuel when used properly. Like any other source of energy, natural gas can be hazardous and must be used and treated with caution and care.

If you smell natural gas in a localized area near a natural gas appliance, check the pilot light. Most modern automatic equipment, like water heaters and furnaces have safety shut-offs to control the escape of natural gas if the pilot goes out. Manually controlled appliances, like a natural gas range, may have a pilot light that does not turn off, but can be safely re-lit. All appliances should have a panel with the lighting instructions attached. If you can’t determine the source of a natural gas odor, and it is localized around an appliance, turn the natural gas to the appliance off at the shut-off valve and get Atlantic to look at the appliance.

Do not activate ignition sources.

Ignition sources can be matches or lighters, and also electrical switches. If a switch is on, leave it on; if it’s off, leave it off. Either operation can cause a spark. Keep in mind that flashlights, doorbells, and telephones can be ignition sources, too.

Carbon monoxide (CO) is a colourless, odourless and poisonous gas that can be given off as a result of the incomplete burning of gas by household appliances.

Signs Of Carbon Monoxide; Look out for gas appliances burning with a yellow/orange flame that should normally blue, extra condensation, pilot lights blowing out, sooting and/or yellow stains round appliances.

  • chest or stomach pains
  • feeling tired or drowsy
  • erratic behaviour
  • giddiness/headaches
  • nausea and/or vomiting
  • visual problems

Landlord Gas Safety inspections

In 1996 the government made it law that all landlords who rent part, or all of a property, must have all gas appliances and pipe work checked and certified every 12 months. Landlords Information - Gas Safety

Landlords or their agents have a statutory duty to:

  1. Ensure that fittings and flues are maintained in a safe condition. This means that you should have gas installations and appliances serviced regularly and keep a record of the service.
  2. Have a safety check carried out on all gas appliances and flues annually or within 12 months before the start of a new tenancy.
  3. Check gas installations and appliances immediately before the start of any new tenancy, even if the gas safety certificate is still current.
  4. Have all installation, maintenance and safety checks carried out by a Gas Safe registered engineer only.
  5. Keep a record of each safety check for 2 years - the Gas Safe installer will issue this.
  6. Give a copy of the Gas Safe installer's safety check report to each current tenant within 28 days of the safety check, or to new tenants before occupation.

The statutory regulations are:
Gas Safety (Installation and Use) Regulations 1998. These regulations are enforced by the Health and Safety Executive. What your property should have:

  • Safe, well maintained gas installations and appliances
  • A current Landlord Gas Test Safety Certificate
  • A record of regular appliance servicing
